Find and replace with strange behavior

this is very strange, because I have another rule that searches:
a blank space and substitutes for a comma more blank space and works ok.

yes, it works with pipe-symbol.

Hello,

What I think the problem is that the replacement value is only a space and PHP doesn't like that when you have multiple enabled. Check if it works if you add a pipe-symbol after the space. If not, then you may need to add as many spaces as finds you have, so 4 of them. It becomes like this
